1) Too close to the projects. 2) You may be close to the City but still not close enough. Try to take muni into the City from out there and it will take forever. Plus, you might want to pack a gun or knife for the ride home in the dark after work. 3) Don't want to deal with the ghettoness of the muni ride and think you'll drive into downtown? Break open that bank account for parking or be prepared for parking tickets and/or getting your car broken into numerous times attempting to street park. 4) It's a superfund site. Do you trust your life and the lives of your kids, born or unborn, to the entities responsible for making sure the site is "clean enough" to be habitable? 5) No one will want to come visit, see #1.
This whole development is catered to those who want to live in the City but can't afford to live "in" the City. You might as well live in the east bay and ride bart.
