Does anyone see a problem with this listing? How do probate sales work? Having to include a cashier's check 10% of the offer price payable to someone other than an escrow company sounds dangerous doesn't it? There are 3 listings in my area that came on the market priced much lower than everyone else yesterday requesting for 10% cashier checks.

I'm the listing agent and the reason for the 10% EMD (Ernest Money Deposit) in the name of the Estate is because there may be a chance that this Probate will need to be Confirmed in Court and that is what the Court's will require.
