This place is awful. I mean, I know the pictures are bad but in real life it's even worse.

First off, the 3rd bedroom and 2nd bath are located in the attic. I have a hard time believing it was done with proper permits as the stairway to the attic is dangerously steep and you have to crouch to avoid hitting your head. I can make it up there, but it's not close to safe for anyone over the age of 50 or under the age of 12 or so. To access the attic rooms you have to go through the 2nd bedroom and the stairway blocks a door to the side yard.

So what I believe we have here is a 2/1, probably about 1200-1300 sqft. It's destroyed. The main house has some potential with a nice size kitchen and bathroom for a house of this age but it has to be completely gutted. The current condition is totally unlivable. Exterior wood such as sills etc are rotted completely away.

The location is good right next to the park and beach, though a bit far from shopping.

If you own a construction company and can get it cheap enough, it might be an ok rehab project. For a typical buyer don't bother to even look.

Hmm, it needs all new plumbing, wiring and a lot of foundation work. I'm not a contractor nor do I know the full extent of what's rotten, but I'd guess in the 150k range.

If the attic space is salvageable walls would have to be rearranged to make safe access. Probably would be worth it, but depends on the permit status. That would be on top of the 150.

I saw that. Insane.

I'm not sure how they were able to list it as a 3br. An agent I talked to said if you have to go through one br to get to another they cannot be listed as two separate rooms
