The listing agent claims about 17 acres plantable, I'd call it closer to 15 and I have a good eye.There's an award winning vineyard on the same ridge, you can grow world class pinot and chardonnay at this location, the soil is called "Gold Ridge Loam". I didn't mention the view, it's pastoral and panoramic.For someone who wants a genuine estate that is both very livable and very suitable for entertaining it would be hard to do better. I automatically do a rough appraisal of any property I look at, especially estates. Factoring in depreciation of all sorts ( yes it's a guess, I guess on the high side or try to) you could not replicate the structures and improvements for less than $3.2MM and you get 23 acres of superb land. I'd buy this in an eyeblink if I could afford it. If the sellers did not like their privacy so much it would sell quickly, feet on the ground sells homes.
