Cambrian Park (South side of 85) house prices have not gone down much

Wonder if the prices will ever go down (below 600 k) since it borders Los Gatos and have some good schools.

I think it's gonna be hard.. my coworker told me to buy there since cupertino is already packed

Your co-worker is right. Cupertino is already packed and nothing decent is available under a million. I was expecting the price to go down in Cambrian but it does not look like it will. With the current market condition, if it does not go down now, it never will. I think the price will go up to match Almaden Valley/Cupertino in a few years.

Yepser, I spend most of my time looking in cambrian park. You have to be careful the borders for cambrian school district don't cover the whole zip code. Most places aren't really in cambrian. All the houses ~500K are pretty bad... Wonder if prices will ever fall...

South side of the 85 is San Jose unified School District ... are you sure you didn't mean north side of the 85?

South side of 85 is Union School District (though the area is called "Cambrian"). It is under 95124. The boundary lines are a bit confusing in this area. You may find some houses under Los Gatos zip code in between San Jose (near Blossom Hill)

newbie cambrian school district is equally good....There are many people who just volunteer in the cambrian schools- both of the parents don't have to necessarily work for living. I'm only hoping that it Indians and Chineese donot bring their "grade madness" into this tranquil area because they just follow herd menailty.
One after the another will keep on buying the same area.

Are Indians and Chinese now buying in Cambrian area? That means, the prices will go up.

What do you think of Willow Glen? Is it better than Cambrian?

Willow Glen is a nice area with crappy schools but cambrian is nice area with nice schools.

Also I see lot of Indians and Chinese hovering around during the open houses, At one instance I met a senior indian who was previewing a house for his daughter. I spoke to him and he expressed the same sentiment that his Daughter thinks Cupertino is not affordable any more , So the next good school district where the prices still haven't gone through the roof is Cambrian. So this area is getting a lot of attention from Indians and Chinese who care about good schools.
