The street view photo clearly shows bars on the doors. That's probably to stop all the interested buyers from breaking in!

Amazingly, the Redfin sales photo shows no bars!

Maybe they were removed to help sell the house.

I also notice now that the bars on the house to the left are still there. So they don't seem to think the neighborhood got safer.

Those are "nuisance bars" more than anything.

Any densely settled urban area will have them, but I wouldn't read too much into their existence. They've probably been there for 30 years.

This is absolutely not an unsafe neighborhood. You get the occasional homeless guy wandering out of the park looking for a place to sit down out of the fog though.

@cab: you were right about the nice paint job. They look like different houses. A few photog skills and morning light (on a non-foggy day) help a lot too. :)

That's true -- I've noticed considerably less reporting lately of sunny days, green grass, biking trails, buffaloes, volleyball, and barbeques with friends. I wonder why that is.

There's no way it's over $800/sqft. Look at tax records:

Finished Sqft: 950
Unfinished Sqft: 875
Total Sqft: 1,825

If you assume 950 sqft, it's $747/sqft. However, it's likely that a portion of that 875 sqft was converted into the downstairs "bedroom" and the bathroom. If we assume half of that 875 sqft was converted, then we get $512/sqft.

It is not a legal space and therefore it is not part of the sq ftg of the house. It’s the same as any basement or fancied-up basement. The work was done but the space is not legally a bedroom.

It's not a bedroom, but it's still finished space. A basement can be unfinished or finished, and in this case it's finished and legal -- there was a permit drawn.

I really don't understand this purchase price, but people do strange things like this in SF all the time.

I've never included the basement conversions into square footage on these types of homes. Only RE agents would include the bottom square footage to knock down the price per square foot.
