What is "Pending With Release"?

I think it means that it's sort-of-pending. The buyer can still back out (or "be released") for any reason.

So it's doesn't really mean pending, IMHO. Just means someone is interested.

I think it might mean, both the seller and buyer have signed a contract but the buyer has a contingencies (loan, inspection, etc) that allow him to back out before closing. No?
