This cellblock-like house has been pending for more than a month. It was first listed in February for $700,000, and last known asking price before the pending sign went up was $529,000. I called the listing agent at Coldwell Banker to find out what it "sold" for: NO GO. In July, I tried to view it merely out of curiosity, as I lived around the corner at the time, and was told that unless I had an agent and was a serious buyer, I could not. The house is on one of the busiest, noisiest corners in Fremont, right across from one of the busiest fire stations.

Next time, try my trick and tell the listing agent that you would like them to represent you on the property. Then after viewing let them know you dont like the layout or something just so you can leave. I use this on agents for houses that I think I might want to make a serious offer on, plus they are more tempted to forego the whole bidding process with other agents as they will get double commission.

We're talking about the same 3/2 1479sqft? What an exclusive attitude for an avg. tract home. lmao.

They required you to have a buyer's agent?

I would think they'd be OK with a buyer who has no agent, since they can double their commission that way.

Redfin has it on the market since beginning of Dec 2008 ?
Listed price reduced relisted repriced, delisted, etc etc etc...
Not worth even 300K Price in 2000 was under 300K.
and certainly under 200K before the bubble.

So maybe 250K may be more reasonable.
