House Build 2022/23

I'm starting the short list here of plans. Let me know what you think I'm missing or what you miss in your own rental or home:

Whole House:

Zoned HVAC
Radiant floor heat in garage
Solar
Nat. Gas backup generator
Batteries to back all this up
Cat wiring throughout
2-4 speakers in all rooms or capped for addition later
Server/audio room with rack mount for equipment
Motion sensors to shut lights off
8-12 channel camera system
Radiant heat driveway (no shoveling)
Nat gas piped outside for grilling

Kitchen:

Double Oven
Two Dishwashers
Normal fridge with an auxiliary drawer fridge
Regular sink and island sink
Walk in pantry

Laundry/Utility/Mud Room:

Two washers and dryers
Stand up shower

Garage:
Radiant floor heat (it's IL)
Nat gas pipe for future ideas
Double/Triple the outlets beyond code

Basement:

Stairs to the exterior
Theater room
Jam Room (10# has good ideas on this)
Bar
Bathroom
Game/playroom for the kids
Not joking, maybe a grow room for veggies and other stuff ;)
Sauna

Master Bed/Bath:
8x10 or so shower. Steam shower too
Separate tub that can fit a man
Two sinks and all that shit
Gonna be sneaky on this one, a glory hole... lol. Not joking.
Again not joking, but kind of want a bidet
Good size walk-in closet

Exterior:

Sprinkler system
Pool
Pool heater w/ nat gas
Sunken pool equipment (don't have to winterize)
2k(ish) tank for rainwater collection
2-3" pipe all over the place for future ideas
Fenced yard (for the pool)
Separate 2 car garage/office space for toys and work from home

Finishes:

MCM style
Hardwood floors
Ceramic/porcelain in baths and kitchen
Maybe? carpet in basement

Hidden grow room.

We'll be fenced. I'll grow quantity outside. There's a lesbian townie I know that will process it all if I give her some. I'll grow, but I'm an edible guy. Illegal, but I don't care. No one will know.

I've helped a buddy grow and process almost 4lbs of pot. One of the most fucked up nights of my life. We trimmed it all off the plant and got trashed. Fucking randoms came over. 2am tennis balls flaming on arrows went down. I walked a half mile and stole the neighbors decorative windmill. Was the night I said no more hard booze or shots.

17 shots and 10 beers later with flaming tennis balls and puking all over I learned quite a bit. I haven't even elaborated on our acid days when my buddy got a 100 dose vile. Sounds fucked up, but best memories besides my kids. Our crew was all good kids too. Myself and two others were the only all state athletes in our class. My parents traveled and my other good buddy were basically latchkey junior and senior year. We had rural houses with acreage. It was a fucking free for all every weekend, yet we never got caught or in trouble.

Geothermal to cut down on your fuel usage (if your using a natural gas fired burner for the radiant heat)

Hesitant on Geo. Nat. gas prices in the midwest are pretty damn cheap. Back when I was in real estate it didn't make sense. I'll have to research again.

Soundproof insulation between main living / rec areas and in all bedrooms. Trust me one room dosent want to hear the other...

I'm soundproofing everything. Might even double layer drywall ceilings in the basement along with insulation. I'm a light sleeper. Kids are getting older. I don't want to hear a damn thing. Plus I'll be doing soundproofing for the drum room/jam room. Between floors is a must.

Tool shed or outbuilding this is addition to garage. Trust me.

We're doing a two car attached and an additional 2 car space with work from home space above or on the side. Toilet and maybe a shower. So 4 garage spaces.

Three season porch.

We'll do a 4 seasons room. Nano walls (folding glass doors) that can be open in the summer or add SF during the winter with heated space, but not pay extra property taxes on it. My uncle has one of the best setups. I don't have $7M for a house, but it gave me a ton of ideas.

Fire pit?

Yes. 100%. During excavation I'll run gas lines to 4-5 logical spots. Pool heater, fire pit, grill and just have a couple of random lines piped. Once the ground is open I am not digging again. It's pretty cheap to run some lines and cap it off.

what type of radiant heat are you going to be using ?

Basement and garage will be buried in the concrete. Pex is the plan. I still like central air and heat for air quality so main level will still need a gas/condenser furnace. During winter if all I have is radiant heat I get no filtration. Nephew has asthma, so we need circulation. Hell even healthy people need good circulation for allergies. I love radiant heat, but that's the biggest drawback. Will be some combo type system.

I'm not some huge green person, but might try for LEED certification. Been part of 8-9 builds LEED certified. With $500-600k in rural IL I can do a lot. Like a ton. Interest rates suck, but I see the cost of labor plummeting and some stagflation. Can always refi if rates drop too. On paper can afford $1.4-1.6M max. I'm doing this once for myself and to appease the wife. I'm getting what I want.
