Despite high CA code regulation and land use regulation, housing in CA can be built at the same cost like in any other part of the country. Centex is offering BRAND NEW, energy efficient houses, for about $90/sq.ft, assuming $20K-30K lot value, in Central Valley.
In this light, SFBA housing appears like rip-off from all passible direction.

FYI: Oakley, Antioch, Brentwood, is the areas of Mello-Roos Assessment, which makes property taxes often higher than in Vermont or TX. Additionally, is not tax deductible.

The point is construction costs. Finding a contractor who can do this in high density area is another topic.

I was told (by a frequenter here by the handle of Ptiemann) that the costs of building a home in the bay area is $450-500 sq/ft. So this kind of blows that away.

If in fact Centrex could build me a home for $100sq/ft in the bay area then by all means, cookie cutter or not, let's do it!

$450-500 sq/ft is the price with land. Since new houses are recently built by large development company, 99% are cookie cutters or so called semi-custom if more options are utilized.

I haven't seen a case where the Mello Roos brought the total property tax bill over 2% yet.
