I don't have exact number. This area does not have many houses for rent. It is a quite nice area(by driving around). I know a friend who has a property may be a mile south of it rented for around $1900 but is slightly smaller. My guess, this will rent for $2200 at least, but the tenant pool for this house size is smaller.
If it appreciates slightly during the typical 6 year ownership period (say 1% per year) then my calculator has it about even with renting at $2200 over that time period:

But if it falls at all, you'd be better off renting the equivalent, especially if you can get a long term lease. So it depends more on housing inflation/deflation than anything else.
Asking price of 403k seems reasonable. Any thought?
