“Build-to-rent” has attracted homebuilders, from the biggest on down. And it has attracted the biggest single-family landlords that, instead of buying houses scattered all over the place to be rented out, are buying entire build-to-rent communities from homebuilders; and some also have their own build-to-rent construction programs where they buy the land and build these communities and lease them out.

Build to Rent is the way things were done in the pre GI Bill era. In fact, that famous Levittown community was built with intention to rent, but the builder found out that selling under the GI Bill was more profitable.

That is the opposite policy of smaller landlords who prefer to have rental homes in non-rental neighborhoods. Renters will pay more to live where the neighbors are owners, plus easy to sell the property later.

I'm building and don't give a fuck. I'll 100% be upside-down out the gate. No question. I'm living one life and will get what I want. I don't care what I could rent the place for. I'll never rent it. Probably hand it off to the kids and move to the Caribbean. We'll build an ADU and come back to visit the kids if one of them wants it. They will.

More to the OP, builders of apartments always have intentions of condo conversion. Maybe you're seeing single families renting and selling later, but that isn't happing in our area. I could see it happening in California given the high prices. I don't like living around rentals.

Bottom line is you own what you want. If you don't, you didn't try hard enough.
