Annual inflation rate based on PCE is 2.8% and was reported today.
Biden admin averaged 5% annual inflation.
I hope Trump can keep deficits down, like his fiscal management led to the 2025 deficit being no more than the 2024 deficit, and both are similar in regards to not having any national disaster or emergency spending.
If annual inflation stays below 3% then the 10 year Treasury should remains below 4.5% and the 30 year conventional mortgage rate remains at or below 6%

It is not up to Trump.- The House passed the last 4 spending bills required to keep the government running. The House put back in most of the spending that Trump tried to nix. Full funding for ICE though. Now it goes to the senate. It'll probably pass there. Then Trump will sign it.

I read on Google Gemini that Biden admin spent about $190 in student loan forgiveness, and Trump is stopping all those programs Biden used for that.
The impression I get is Trump approved no student loan forgiveness except for court-mandated discharges which seem no more than $10 billion.
And I read Trump cut 92% of USAID grants and awards.
Google Gemini is stating that the 2025 and 2024 deficits are the same, and that both did not have any major emergency spending like COVID; so it would be the first time since 2000 that the deficit did not increase. I wonder if the belt-tightening by Trump in 2025 is the reason for this.

The Fed should have been lowering rates and inflation expectations, but 92% of Fed employees are Democrats so they will do what they can to hinder Trump. They don't care what damage they do to the country.
Our forefathers started Freddie and Fannie because they fucking didn't trust bankers (hence 30 year fixed rate, non-callable, no pre-payment penalty loans.
They are also massive with unlimited borrowing capacity. Trump is gonna use these institutions to do an end-run around the Fed. As a warning shot to the bond market, Pulte has stated that they will be buying $200 billion in MBS. If the market players don't get on board, expect this effort to ramp up to Trillions of MBS purchased. The Fed should have been doing this already as the spread between the 30year mortgage ond the Fed funds rate was at a historic high. Since Pulte's warning the mortgage rate has already dropped to about 6% (the lowest in 3 years). Expect it to continue to decrease..
