Yep, that's it. Some high paying jobs means skyrocketing real estate prices even if most jobs in the area are low paying because there is a, possibly false, perception that most people in the area are going to be rich.

Sprawl factor. Santa Clara and San Jose will become very expensive on the next housing cycle if they aren't already. Those who can't afford to rent in these cities will have to move to Morgan Hill, Gilroy, San Martin, etc. and commute. Well, even Morgan Hill is not cheap now. Like it or not, it's the fact of life.

so how was it before Google and Facebook.. before 2004 or even before 1998 ?
We had over 400 public companies all of them FAR more important and critical
to our economy than Google and Facebook. Even Apple is still a toy company.

today.. Hype... everything else has been around for 30 plus years and had no or
minor impact on prices... if they ever did it was corrected by the 90s.

Commute to/from where ? your job ? most of the jobs left because of high costs.
Ask the Intel employees in Oregon, Apple employees in Austin, Seagate employees in Minnesota, Oracle employees in Sacramento... etc etc etc They are all do well.
Sunnyvale aka slummyvale used to be as cheap as San Jose. Why did prices get so expensive? It is not RBA as far as I am concerned. Saw houses asking 1 million for 1800 SFH ridiculous!
