MLS# 21207078. The neighborhood is mixed in use with a vineyard next door, it sits on .540 acres and has both an in ground pool and a number of outbuildings. The MLS shows it as a 3BR 1 BA but there are 2 full bathrooms. It has a newer roof with solar, double pane windows and the interior is very nice and the light was good. At 1332 Sq Ft it is smaller but very livable. The pool was covered but the hardscape looked good around it. There is an area outside the master where a deck once stood,the bolts are still there. The outbuildings all need some work but the fencing looked good, no landscaping to speak of. A quick check online of the permit history shows nothing by address but a check by APN shows a well repair in 2004...and ownership by BONY Mellon. The MLS shows this as a BofA REO.There has clearly been a lot of well done unpermitted work on this place which is something that can be dealt with at a cost. The REO Status is messy. One of the attachments on the MLS is the standard "Addendum to Sales contract" from BofA which is completely one sided. All of the big banks are criminal organizations, be sure to have a competent Real Estate Attorney review any sales contract on a bank "Owned" property before signing it and I very strongly recommend that you buy title insurance that covers you for any problems with the chain of title. Please take the time to google and read the Audit done for the SF Assessor/Recorder by Aequitas if you are considering buying an REO and consider filing a quiet title action if you have already done so. I liked this place quite a bit, it would suit one of my buyers very well. However, due to the REO status I consider it too much of a risk. Dang.
