Saw the open house sign for this 3 bedroom 2.5 bath condo today. It was built in about 1981. Agent had run out of flyers, but said that it was approximately 1480 sqft. Listed for 615K. THe living area upstairs was tidy and small. One of the two bedroom downstairs had a small fireplace. Dated bathrooms. A sunken tub master bath. Very little storage.

445 HOA seemed very high in there were few amenities.

Nice views, but otherwise unimpressive. The price seemed very high to me.

It will be pending in less than 2 weeks, regardless of how overpriced it is. There will be 20+ offers, several all cash and it will close at least 50k over asking.

we had rich Hollywood types in SoCa for many many decades..
only 1 hr flight from SF..

you would think places like this ... among many others would have been
bought out by Hollywood types long ago.

I know nothing about the area, but the price doesn't surprise me at all. People pay for views. What does the HOA cover?

I see it went pending for 3 weeks and fell out of escrow. That's the thing about selling it to a financing buyer nowaday. Just take the all cash with no contingency offer and call it a day.

This agent doesn't do a very good job. 21 days contingency in this market?

She did a crappy job with the signs to find the place, too. The only reason I found it was because she was wearing a suit and standing outside. No good signs to get to it. I had circled the parking lot three times and was headed out when she walked outside.
