You can usually negotatiate with the realtor like ask for a 4.5% or 5% commission rate instead of the standard rate of 6%.

I think there are some services besides FSBO where you can get a sellers agent for a lot less such as 2 to 3% such as Ideal Agent, https://idealagent.com/how-it-works/

Sometimes its better to get a sellers agent in order to protect you, reduce the stress of selling, and make it easier to sell.

That is really good. Most buyer's agents will not even show a house that has less than 3% to the seller. Did it sell, and was it a during a seller's market?

It did sell and yes, it was a seller's market. Of course during the way there were buyer's agents who expressed annoyance and threatened to not bring buyers, etc.

Times have changed. Buyers use agents as schedulers and clerks, not so much as experts and representatives as in days past. The market is very sophisticated now, so most of the time, a buyer tells an agent which houses they would like to see, unlike the old days where you had to hope agents were giving you good information and complete listings.

Not only did it sell, the offer came from an agent (became buyer's agent) who wasn't the listing agent, just some agent with free time and a different approach, who actually held two open houses on his own initiative. I did very well on that one.
