The lack of new Cities being built is the issue, we're over built everywhere.
There hasn't been a new City planned or discussed in America in over 70 or 80 years.

Domestic Economic policy takes a backseat to Global interests of the Rich of every Country.
Even in your back yard that policy of you local economics is determined by Some Old Marxist Bastard on a board or a panel in a EU Country. And there are countless NGO's so take your pick.


If there were a new city or two growing in America with economic planning like the decentralizing of the Big 3 OEM Auto Parts suppliers afforded all of the Big towns and growing Cities in the interior of America away from a Port or Coast. That supported those towns and made them grow into Cities.
There just isn't any planning to that level that is needed.

If people had a reason to relocate to a booming growing large City with lots of growing jobs and industry, they would.
They would abandon every high RE place now and the RE Stock would go through the roof, and if the Rental Investors weren't allowed to swoop in and buy them all up. Those houses would be back to 1999 levels. And those Booming Cities would be the ones realizing strong growth in the quarterly values of their homes. Like classic economics would demand. Price of RE is based on Location Location lactation.

Over crowded Cities with shitty job prospects would be tough sale in that reality. South Florida would see the return of $79K - $120K median prices for your run of the mill turn of the 20th century, Ranch style 1200 sqft house.

The new bustling cities is where those same houses would sale for $300K, until other Cities had the jobs and opportunities to woo some back.

Explain this shit to us: There is no zoning in Texas, allegedly, or at least is much more relaxed than in California. Yet there is is "housing shortage" in Austin, judging by the shitload of homeless there. So is it "zoning" or is it something else?

There's a shit load of homeless because there's a shortage of housing competition.

And Obama's policy of the Real Estate Crisis correction. Was resuming unrealistic house values.

Why build houses if nobody can afford them?

We need new Cities where every type of dwelling is being built. Even in places where new housing is being built because there are good paying jobs. Those houses are normally priced out of those relocating there for those jobs. The NAR needs to be overwhelmed with ten budding metro areas each area with 1,000 starts a week. In less than a year of that most Realtors in the US will blow their brains out.

Is Austin more lenient in tolerating bums on the street and drug use than other Texas cities?

I believe the majority of the homeless problems in San Francisco, Portland and Seattle has everything to do with their laws encouraging open drug use and other derelict behavior as opposed to availability of housing.

Some cities have zoning, some (like Houston) do not have. Decision is left to municipality. Austin has some zoning laws, I believe. Also, Austin is run by batshit crazy transplants from Clownifornia.

Homelessness doesn't arise from housing shortage. People can choose to spend their money on things other than housing and cause themselves to be homeless, despite the fact that there is ample vacant housing in their area.

People can also choose to not have a source of income or may have not chosen the mental illness that precludes them from having income which causes them to not purchase a roof over their head when there is ample vacant housing in their area.

What is the "housing crisis" then if mass homelessness is not an indicator of one?

It's starting to sound like it's a simple substitute for "the rent is too damn high" or "the paycheck is too damn small".
