Not sure what your point is, but this "free" buyers agent is why it is so hard to sell a home without a Realtor. People virtually always call a real estate office when they want to buy, and are assigned a "free" buyers agent. These buyer's agent will not show homes that are not listed in the MLS. I have bought 3 homes without an agent, but was never able to sell any home until I listed it. I did get a break on commission, though.

Agents trying to get large % commissions around here are particularly annoying. Typical sales cycle is open house for 3 hours on a Saturday and then a Sunday and then the house sells later that week. 6% on a $2 MM is $120,000. Even if the buyer's agent gets only 1%, $20,000 for a dozen hours of work is good income!

In a market where houses sell in a week, you should be able to seriously negotiate the commission down. Agents would be happy to negotiate to get that sure fire listing. Also, in such a rapid turnover market, you may even succeed where I did not, and sell without a realtor.

If you want to sell your house then get a sellers agent not a listing agent. Sellers agent means they will list your home and can make a sale quickly. They won't drag on the listing for a long time.

Just to correct a few things so you don't come off like total morons:
1. The buyer agent is always free. Seller pays comissions. So that ad makes no sense.
2. RE agents typical work for months without getting paid. Even if they sell your house in a week, you still have minimum 30 day escrow and all the negotiating during inspections which there's no was sy in hell a seller could do because home buying/selling is too emotional.
3. RE agents are marketing and transactinal facilitators, that's what you pay for; to bring more buyers and make sure there's a level head as shit hits the fan.
4. You use RE agents to shift liability, because they have insurnace if something goes wrong. Otherwise you would be in court.

All the people who shit on relators should just go and "for sale by owner" like 10% of the retards out there, take iPhone pictures of their house, list it on the MLS and then get into escrow with their template legal forms and wait for the buyer to ask for a 50k request for repair....and see what happens.

The ad is an attempt to recruit sellers and listings. It "makes sense" in that someone watching may not know all buyers agents are free, so they will call that firm.

Yes, when I tried to sell by owner, the potential buyers were also "nervous." But instead of a lawyer they brought a realtor. When I was not interested in signing a full commission listing agreement, the realtor talked the buyers out of my house and into looking instead at listed properties.

So, pay you $50k w no risk to yourself, so you can negotiate an unreasonable $50k demand from the buyer cause otherwise my darn uncontrollable emotions might get in the way. (Its almost like your sales pitch is targeted at trophy wives.)
