Tell me what it would rent for and I'll tell you the fair price to buy it.

Say that the rent on that is $4000/month, therefore $48k/year.

Divide that by the current interest rate, say 5% (0.05).

So then the approximate fair value of the house (break-even for a landlord) would be $960k.

Therefore, at an asking price of $1.89m the house is overpriced by about $930k. You would be making a gift of $930k if you paid the asking price.

Several years ago Belmont was less crowded. Also it was strategic traffic-wise. Easier to jump on the 101, 92 or 280 to head whichever direction you wanted/needed to go. Nice park to hike in right outside my apartment once you made it past the dog-poop lower portion.

Nice math. The title of this topic says $400k when, in fact, it is much closer to $500k. It is $490k.

I always wondered why the social justice warrior types here never bring up China as being racially pure, just like Germany was.

Maybe it is because of political correctness ? Or is it that they somehow envision where China would assist the Democrat Party as far as controlling and running the USA ? Just like China is now helping out the Maduro regime in Venezuela.

Well at least 92% of China is Han. So I'd say it is pretty close to being racially pure.

But I could see how they do that to their minorities and our social justice warriors and AntiFa thugs here giving them a free pass for that.
