Actually, the landlords are right. Rents go up if there is a shortage. If you suppress rents, investors will be discouraged from building/buying apartments. The shortage gets worse, and the late comers, who are usually young, will suffer.
As a landlord of a bunch of homes in OC, I would benefit, because the shortage will drive up rents for houses and condos that are not subject to rent control. I would also benefit from the higher home prices a shortage creates.
Bottom line....I support rent control, because it benefits me as a small time landlord . From an economic and social point of view, rent control is pretty stupid overall, as it only gives temporary relief to a select few. Sadly, politicians only care for votes, and too many voters only care for immediate gratification.

But, what's a greater cause of the shortage ? Rents being low, or zoning laws ?

Based on how high rents are, I'm guessing zoning is a big factor.

Yes!

It's all about restrictive zoning. NIMBYs are fucking things up for everyone else.

We need more housing where the jobs are. That's all there is to it. We do not need rent subsidies or loan subsidies. Those things are poison and just make it all worse, driving up rents and the loan sizes. We need more supply.

No question zoning laws are one of the leading causes making it difficult to build homes. NIMBY's too. I also think tight financing for builders is another cause.
