Las Vegas is in the middle of a desert. Empty land as far as the eye can see. I don't know how much prices will increase there this year, but I do know in the long run they will build like crazy, limiting any prices increases.

or former CA renters who left the state due to affordability. they'll never say that's the real reason though. always the taxes, the illegals, the roads, bored of the good weather, the beach is too close, etc. etc.

from what i know, the land surrounding Vegas is federal land. developers have to buy land from the federal government through auctions.

there are new homes being built but they are priced significantly higher as reported in the video and i'm pretty sure developers don't over built to keep profit as high as possible.

certainly it won't beat CA appreciation but i think the SoCal investors (especially those priced out in CA) will go there to buy because it's the closet.
