All of the properties below haven't rented in over a month. If the owners were selling these houses and wanted to make a sale, they would drop the price. That's how supply and demand works. The prices are high because renters let them be high. We determine the market. If you're considering renting one of these homes, consider contacting the owners and ask them if the rent price is negotiable. If they actually want to rent their properties, they should be flexible on price (or maybe they're just so rich that they don't care if their home sits vacant forever - happens around here). Most of these homes (not all) have been owned for a very long time and have little to no mortgage, so they can just afford to let them sit vacant. Don't let them extort your money.

1) 1217 East Mason Street-A. 2 bed 1 bath. Listed for $2850. Owned by construction company.
2) 812 Jennings Ave. 3 bed 2 bath. Listed for $550/person with 6 person occupancy in a 3 bedroom home. This owner is currently petitioning the Santa Barbara City Council to allow him to illegally convert his home into a full time vacation rental. Don't let it happen! Owned by a trust.
3) 1232 Punta Gorda St. 2 bed 1 bath. Listed for $2750, recently dropped to $2500 because of pressure like this. This was actually recently purchased so the owner may have a significant mortgage on the property. Owned by real estate investor.
4) 446 Old Coast Hwy. 2 bed 1 bath. Listed for $2600.
5) 16 S Canada St. 2 bed 1 bath. Listed for $2700. Owned by property management company.
6) 1212 E Montecito St. 3 bed 2 bath. Listed for $3000. Owned by Dario Pini - currently being sued by city of SB for being a slumlord. Google it.
7) 419 Alameda Padre Serra. 3 bed 2 bath. Listed for $3000.
8) 1305 E Haley St. 2 bed 1 bath. Listed for $2395, recently dropped to $2295 because of pressure like this. Owned by a trust.
9) 3736 Torino Drive. 3 bed 2 bath. Listed for $3495. Owned by a trust.
10) 1021 Olive St. 3 bed 2 bath. Listed for $2895.
11) 26 Ocean View Ave. 2 bed 1 bath. Listed for $2995. Owned by a trust.
12) 1505 Olive St. 2 bed 1 bath. Listed for $2700, recently dropped to $2650 because of pressure like this. Owned by a trust.
