You could not find a better investment between mid 2010 through the end of 2011 than low end real estate. Relatively low prices, record low interest rates, and the fact that the mainstream had not yet been fully let in on the secret. For the smart ones (or lucky ones for that matter) that got in during that time, congrats on the move.

Fast forward to 2012, inventory has reached inexplicably low volumes, prices have surged, and the secret about real estate investment is out.

Case and point... I sit at the family table at dinner, and the topic is real estate investment. I go to lunch with co-workers, and the topic is how to become a slum-lord. I go bowling with some friends, and everyone is talking about buying up low end real estate to rent out. I cannot believe what I am experiencing. It's like everyone with a stable job is all of a sudden a real estate investor. It's not just for the upper class anymore. My secretary bought a damn rental property this year in the Bay Area for gawd's sake!

It will be interesting to see what happens after the election and how real estate responds.

Don't get me wrong, with the rental market also surging, real estate is still a good investment today, but it was a great investment 12-24 months ago.

Waiting patiently...

Most of my stock purchases more than doubled in price over the year, I don't think any RE would have done that for me.

You can go buy something in Phoenix, it's still cheap. But it's cheap for a reason.

I don't see prices rising in the long-term in any sun-belt area. Those areas are still higher priced than pre-bubble.

If you said the dow, nasdaq, or the S&P500 doubled in price over the year, that would mean something to all of us. Your stocks selected by you specifically, not so much meaning there however.

And yes, I guess everyone knew that Tom Cruise is gay. But as a Top Gun fan, sometimes I have to pinch myself even though I knew for quite some time myself.

You'd do better to kiss goodbye to the stocks when they are at a multi year high to ensure you don't lose gains due to volatility. ;)

Investment RE is a different beast. It requires a lot more work than sitting online and issuing buy/sell.

Stocks and RE mostly levitate together, with an edge for stocks as you can sell them with a mouse-click (and set automatic stops).

Yes, they call it "helping homeowners," but really the beneficiaries are the FIRE industry that lobbied for it. The "robo-signing" settlement was an especially generous gift, allowing the perpetrators of a criminal fraud to go unpunished while bank shareholders and taxpayers "helped homeowners" by forgiving uncollectible debt that the creditors should have had to mark to market anyway. Whenever politicians say they are "helping homeowners," they are expressly using everyone's government to make most people worse off, especially savers and young people trying to buy their first home.

I'll tell you right now. Inventory will remain low for the 1st half of the year. My guess or shall I say my hope is that we will see more inventory in the second half of next year. I will have more insight about this early next year because I sleep in front of the courthouse steps. A spike in foreclosures means more inventory will hit the market in the next 4-8 months.

There have been all sorts of stories from The South where guys have wives and secretly have gay lovers. A bunch of "family values" type Republican senators got caught doing exactly that a few years ago, remember? Generally, the more anti-gay someone is, the more I have to assume that they are actually gay.

LOL! It's clear enough, but totally false. First of all, gay couples get married, i.e. same sex marriage. Second, closeted persons get married, usually to someone of the opposite sex. Larry Craig is married, for example.

The pressure to belong and assimilate in some circumstances is so immense that people will repress themselves and turn themselves inside out so as not to alienate their support group. It's pretty sad, but I have seen it. There are gay men I know that have had more pussy than I have, and my headboard is held together with notches. (I'm working on fixing that, but an arthritic hip is not helping.)

I also know for some men it isn't entirely about orientation -- I've known some so-called libertines who refuse to adhere to any convention when it comes to anything, including sex.

So there you go.

Unlike the entire above, fools do not realise that you do not live in a CD, you do not live in a bond, and you do not live in stocks.
But THAT is what they want you to believe ...subconsciously that you DO.

Everyone is different. To most average folks investing in RE is buying and renting it out. That's not really an RE investment. Real RE investment takes millions which I don't have and makes good returns, and I'm sure no one on this board participates in that either.

Robert buys rentals, E-man same thing, some fella who likes to go by the name burritos does the same. They aren't investing, they are just playing with some low end RE. Now if enough of us can pull our money together for a real investment, that could be something.

Massachusetts is a lot easier; we have the South End of Boston and Provincetown MA for open homosexuals and Northampton MA, for lesbians. But in all honesty, I don't think the South End is safe to live in anymore. Provincetown, however, is a gorgeous seaside peninsular region.
