A while back I posted on a more than usual flood of San Diego homes for sale, especially condos, coming to my inbox from Redfin. Now I am seeing a flood of Bay Area and LA crapshacks for sale.
Por ejemplo: This 1954 shack can be yours for only $1.6 million. 1,127 Sq. Ft., $1419 / Sq. Ft. Some worker peon bought this home on his factory salary in the '50's.
It's one of the smaller, less "open" Eichlers with uninteresting floor plan. I think it was original owner. It had a lot of original hardware. If you look at picture 6, you'll see a 1960s era telephone hanging on the wall. That phone had two big bells on top like a classic alarm clock of the same vintage. It also had a 15 foot cord on the handset. I think that's what was called "mobility" back in the day!
Anyway, this is definitely a house that should be bulldozed. Unfortunately, as a "classic" Eichler, there might be all sort of government restrictions.
Whoever buys this will sure have their work cut out for them: • pay $1.5 MM (or thereabouts) • deal with huge government red tape as you bulldoze (and probably pay $40k ... asbestos, lead paint, mercury, etc) • even more red tape to get new plans through the city ($50k or more, plus 6 months or more of waiting) • $700k and 9 months or more waiting while the building is done
All-in-all you're looking at $2.5 MM and a minimum of a year of waiting. For that you got a nice new house that would cost $500k anywhere else in the country. But at least it is a short commute to the Apple Spaceship!
