This place just sold for $1.3 million:

816ft^2 house on a 10,686ft^2 lot in San Jose but Cupertino school district. A good friend of mine lives next door. The house size is somewhat irrelevant as it was bought by a development company that will be razing the house and building a butt ugly McMansion as has been the case with many other lots in the neighborhood. It seems like the McMansion would have to sell for well over $2 million to justify the investment and construction costs?

MLS says it last sold in 2006 for a little under $1 million. The current sellers have been trying to unload it for the past few years, but no takers, so until recently they were renting it out for $1600-1800/month.

Things are a bit frothy out there. . . .

That's nuts. I know the area extremely well. The street and the houses are not pretty and the neighborhood is average to below average. Those numbers are higher than they ever were at the peak in 2007.

Yeah, the neighborhood isn't particularly interesting or nice. There's good freeway access to 85 and 280. A smattering of medium to low grade restaurants, a Trader Joe's, and Home Depot a few blocks away for convenience. But also apartment buildings one block away, and nothing like a nice, walkable downtown area like Willow Glenn, Los Altos, Palo Alto, Mountain View, and Sunnyvale. It's laughable when you look at what that amount of money will buy you in other nice locales right now.

FOBy Chinese and Indian buyers seem to like the McMansion theme - - - weird architecture built out to the minimum setback requirements. And it's in the fabled Cupertino school district. Maybe developers are betting on a steady influx of FOBy buyers to buy these things?

This is a certain type of Hell for some.

Hehe, that place makes my 2 bedroom condo look giant! Why would anybody buy in Cupertino (school district)? The school are great, however the rent is not really much more than San Jose or Santa Clara. If you want your kids to go to this district rent a little crapshack there don't buy it.

Why would anybody buy in Cupertino (school district)?

Because Cupertino has the largest percentage of Asians of any city in the U.S., and a lot of Asian people only want to hang out with their own kind. Heaven forbid they send their kids to a school where they might develop friendships with black people.

I have a large number of Asian friends (who are not racist bastards) who concur with this assessment.
