Call the selling agent and wheel and deal. All realtors are thieves and liars, so you might as well get them to double agent so they can only steal a little bit more from each of you rather than inviting two thieves to the party.

I think buyers agents add zero value. Their only motive is to get you to overpay by as much as possible as quickly as possible, so that you blow away the other bidders and they get their commission quickly. No matter to them if it ruins your financial life.
I'd definitely call the seller's agent and try to do the dual agency thing to turn the tables against the seller.

OK, called the listing agent. Will be seeing the house tomorrow. She was quite please when I told her that I did not have an agent. ;)
I found a house that I want to see. I'm torn between calling the selling agent and hiring my own agent. I like the conflict of interest the selling agent will have - ie she will have an incentive to sell to me, even if it's at a lower sell price (because she will be getting a higher commission). On the other hand, the agent I would hire is experienced and would probably add some value for me. Maybe I could call the seller's agent and see the house... and then if I get uncomfortable I could hire the agent I know?
Your thoughts?
