We do have fiscal mess in our government finance. It is a rapidly growing problem now, and will develop into a real burden by the 2020s when the retirees are more numerous.

Along with boomer retirement will come a labor shortage, leading to real wage increases.
The bad news is that taxes will go up faster than real wages.

Anyhoo, my answer to this question, which I repeat whenever I can, is that all taxes and other mandatory contributions taken at gunpoint come out of rents (and land values).

By mandating as much as we can from paychecks, we take this money out of the flow that goes to our daily living costs, and for nearly everyone the dominant daily living cost is the rent or mortgage payment.

neo-classical economics is called the dismal science because it insists difficult choices must be made, there is no such thing as a free lunch. I'm convinced by Dr Mason Gaffney and others' argument that a high-tax and high-service mixed economy is more optimal.

You made a compelling case. I don't disagree, but I think we're in much better shape comparing to many Europe countries and even China. Their RE bubbles are much bigger than us. With that said, I believe the dollar should gain its value against the Euro.

When it comes to RE investing, I believe we have different philosophy. Iwog and I acquired properties at about 50 to 65% below the peak value (2006), and all of these properties do cashflow. If rent were to drop 30-35% from here, we still don't have a negative cashflow issue. I would say that's a pretty nice cushion. Also, the properties we acquired tend to be in the lower-tier of SF Bay Area. As demonstrated on the C-S graph below, the lower-tier has corrected more significant than the mid- and high-tiers, and it tends to outperform during good years. Personally, I don't think we have much room to fall on the lower-tier, some room on the mid-tier, and quite a bit of room on the high-tier. Of course I could be dead wrong, but that's the bet that I am willing to take.

I am not smart enough to know when we'll hit bottom in the RE market. Therefore, my strategy is to keep on acquiring 2 to 3 properties each year as long as it would have positive cashflow.




Of course I know banks are holding back on its "shadow inventory" as shown on the chart below. Look at how out of whack the actual REO's compared to 90+ day late loans and the foreclosure filings.



I know this RE bubble is much bigger than the S & L crisis in the late 80's and early 90's, but I let the numbers guide me. If I can acquire any property in San Jose or Milpitas having a GRM of 9 after rehabbed or greater, I buy. I don't mind the RE market goes down some or sideway for the next 5 years, but I would likely be a happy man looking back in 10 to 15 years from today and say "God, I am so glad I bought RE back then." So wish me luck.

Just like NorthBeachRenter, I came to the U.S. with family in 1989 at the age of 15. I worked 7 days a week since 9/91 to 4/02, and again 5/08 to 2/10. I worked 5 days a week between 05/02 and 04/08. All the hard work has finally paid off. I'm taking this year off to be a stay-at-home dad to take care of an 8 week old newborn baby girl. Yes, she is my diamond. Wife is going back to work this June.

Iwog, diminishing returns may not be sudden, but they are a reality, and not a subtle one at that. We are really only witnessing the tip of the iceberg where compensation erosion is concerned. It was in the mail long before the housing bubble/financial meltdown, but we had obscenely easy credit and other gimmicks to serve as a stopgap. This fact alone will necessarily impact the price of goods and services -- correct?

There are other ways to make ends meet, and people will find them.

The annotations on the graph are not attributable to the Case-Shiller index. Nor is the graph itself an un-adulterated representation of Case-Shiller data. Specifically, someone (see link further up) has divided the price time series with an inflation time series to make a specific point.

So, I repeat, Case-Shiller (the index itself) makes no representation of whether houses are undervalued or not.

You can agree or disagree with the viewpoint behind the annotations, which is that house prices in the long term must reverse to the mean

On top of that, these are 10-city and 20-city composite graphs, nor SF or any other metro area. To argue about specific metro areas use specific
curves

Personally I think the bottom will occur well into the yellow band. Exactly where will depend on how successful the Fed is in creating (housing/consumer) inflation. In fact, one could even argue that the higher the CPI inflation relative to housing inflation, the lower the curve has to go! One always must be careful when contemplating inflation-adjusted curves and the future. I hope this clears things up.

Then there is the Maiden Lane conspiracy theory, which is certainly a fantasy of my mind and many others.

BoA hasn't brought back all the MBS, CDOs, and CDSs in the Maiden Lanes that the Fed bailed them out of, or bailed their counterparties - like AIG, JP Morgan, Bear Stearns, and many others. There's quite a few billion there, we don't know what the dollar value of all these products were at the time the Fed brought them, but I suppose if somebody wanted to do Yeoman's work, they could enter all 161 pages of the Maiden Lanes' listed financial garbage and figure out who owned what before it was pawned off on the Fed. The Fed brought the junk (including lots of C rated crap, minimal chance of ever paying off) at par value, it was garbage when they brought it and probably much worse now. There's some WaMu NINJA MBS where many of the properties wrapped inside have been jingle mailed and haven't paid in months or years. There's also alot of AMBAC, MBIA, and Countrywide crap.

Then of course, there is the $2T (yes Trillion) Federal Reserve Loan program, that has nothing to do with TARP and is in addition to it. That's when the Fed took any kind of Trash in return for Loans. Bloomberg has been after the Board of Governors using the FOIA and its been dragging through the courts for well over a year now. About 25% went to Freddie and Fannie, but the other $1.5T, who the hell knows? Maiden Lane might even be wholly or partially separate from this. I hope separate, or this was one of the worst investments in history. Fed says it would be bad to identify the banks who took the money.

I have friends who work at Scaled Composites. I find it exceedingly unlikely the SpaceShip One (nor Two) would exist at this time absent prior government research on which it "stands on the shoulders of giants". Pressure suits, carbon composites, airfoil designs, hybrid rocket engines, CFD codes, and a thousand less visible underlying technologies & capabilities. I am greatly impressed by the project. However even Burt Rutan said he was inspired to do it by APOLLO which was ya know, that awful Federal project. As an aerospace engineer I am mightily impressed with their achievement. As a space-travel advocate a suborbital "look at the view!" joyride for Richy Rich doesn't really impress me so much. If all you want to do is go up really high you can do that in a cheap balloon like Joe Kittinger did in 1960.

This is basically what I have -- $1700 annual deductible. Emergencies are fully covered with $100 co-pay. Negotiated rates with in-network providers ($20 per office-visit to a specialist). I had a medical event last year that cost me $500 out of pocket.

Oh, annual physical is free.

This plan started at $720/yr, now is $900, will probably go up to $1000/yr.

Peter - Austin isn't Texas, and contrary to your assumption, I can easily show you similar outrageous appreciation in housing here, too -- including a few 700K adobes in the middle of the West Texas desert. The only thing that truly shocks me is the continued willingness of fools to part with their money/over leverage themselves for what amounts to a sock drawer with a driveway.

I understand the party line is that real estate is regional, blah blah blah -- however, sanity is not. Sorry friend, but 650K for a 950 square ft 60 year old slab foundation house is just wrong and ridiculous in any sane person's book, especially when it sold back in '99 for 199K. And that's just one of the examples of the half dozen I posted above.

Health care costs don't come from rat poison smoking jackasses. They mostly come from old people who are dying and throw hundreds of thousands of dollars at trying to stay alive. We're already paying for those old people. Nothing is changing that. What we can change is all of the waste that goes into the system -- from unnecessary testing to missed preventative care that leads to emergency care to the pure waste that is insurance industry "overhead" (one could argue that the entire insurance industry is "overhead", but that's another debate).


I think that if we are on the hook to pay for these morons, we might care a little more about fixing our society to the point that these people might want to do something fun & less damaging… and I’m not talking about alcohol

The main purpose of this bill is to make sure that catastrophic medical situations don't destroy people's finances. Of course, that's what INSURANCE was supposed to be for originally, but at some point the insurance companies decided that it was more profitable to be a health care middleman than it was to be an insurance provider.

Personally, I wish we went back to insurance being for catastrophic things and for people to pay for the routine out of pocket (and, like food banks and public housing, for poor people to get the routine things for free or very cheap). The only way to accomplish that would be to bar non-catastrophic medical insurance. Unfortunately doing that would never be allowed by the powerful "insurance" interests who would immediately claim that government was trying to take over an important american institution or some other such nonsense.

Actually I was wrong. They're raising the medicare tax on everyone making more than $200k, but this time medicare is going to tax unearned income over the threshold (it doesn't apply to any unearned income now).

You forgot the post office is an independent agency and hasn't received tax dollars since 1980. Last time I checked fanny/freddie were taken over by the government last year because they went bankrupt as private corporations. I guess that leaves none of the above in the red whatever that in the red means. I wasn't aware that government programs were required to have a profit and loss statement.

If we quit subsidizing school loans, Dr's. won't have to pay $250,000 for medical school.

I have worked on SS, and medicare billing systems at hospitals. The hospitals charge the govt. basically whatever
the hospital can get away with. The govt. doesn't care, cause it's not their money. It's the tax payers money.
