I see a boat in the street and the value drops $50K as the area would also be a depository of 15 year old clunkers in front of every other house.

I spoke before I panned around... looks like nearly every car in sight is 15 years+
My guess is the neighbor chaneg their own oil and let it drain down the gutter... the neighbors would not happen to have last names ending generally with a "z"?
Used to live in CO and the "z" neighbors routinely dumped their used motor oil in the gutter...

When we looked at this rental I told my husband that this place would be in foreclosure or a short sale in a year. It was listed at $125K about two weeks ago and sold in a few days.

I hope so (despite the bad karma.) It's a strange neighborhood, hardly chi-chi. The benefits to living there is that it's near to school/work and would be cheap to buy. I'm from NYC so my sensibilities are not all that delicate. The neighbors are very friendly; they've been here a long time.
OTOH, many of the houses on the street are underwater. I could see bad things happening quickly.
And - my rent is too damn high. I think the owners (who bought in 2003) are probably making a few hundred bucks a month on it. Why should they sell?

Way back when we looked at this for a rental (September 2010), it was very nice, with an updated kitchen, excellent condition. We passed. It was rented for a year then - empty. Violation notices started to appear (funky pool water.)
It was listed at $125K in January 2012, then sold in September 2012 for $130,300.
A brief flurry of activity and voila - the place is suddenly worth $189K!!! The view of the neighbors directly across the street who seem to live on their lawn - priceless.

Good Lord... the Vegas market is frightening. This is a decent house but headed towards a slum neighborhood. Be sure to have a supply of heavy weapons if you decide to live here. Contact Hillary Clinton to find out how to protect your property from thugs. Wait, I mean the prez because he now has been told about the security situation in Benghazi.
All kidding aside Las Vegas looks almost beyond hope. Look at the Zillow price plunge. Unprecedented.

The atmosphere in this neighborhood has changed for the worse in the last two years. It's still quiet, but every once in a while stuff happens...I don't think we'll be giving out candy this year.
Now that we're month to month in our rental, we're looking for safer pastures. There's a house filled with day laborers on the next street. On the 4th of July, there was a news story about fireworks landing on people's roofs that came from the apts behind them. They declined to appear on camera because of "fear of retaliation." The people across the street from this house hang out on their lawn. Lately one of them was sitting on the curb, looking crazy, head between his knees, cig darting in and out of his mouth.
I guess it's back to Green Valley (Henderson) or The Lakes for us.
