Patrick has saved my life and that of my husband over the years, and I am a retired attorney.     Absolutely, yes! I posted a five star review on Amazon. And thanks ever so much for your input. I don't know Patrick in any manner whatsoever. I only know that my husband and I are surviving because of his extraordinary courage and genius. Yes, genius, really is the word. I only hope others are moved to buy his fantastic book, and/or at least stand up for him on Amazon and elsewhere (even here) regarding his being, as others have remarked..."the man!"

    Thank you, Patrick!! I can't express how you have made - our very lives; but I am trying. Can I post my support for your book, and you, as "the man..." while hopefully, and respectfully, urging others to express that which they have clearly benefited from re your expertise and courage for so long - the Real Estate discussion forum? I am such a techna-phobe (sp?) when it comes to this stuff.

    Sure...sorry for the delay in response CL. Personal matters have been tough re my Deaf son. Anyway, in response to your query: (1) the major pitfall avoided was continuing to hang onto a home we had paid cash for ($200,000) in 2005 when the latter had lost 75% of its value; (2) paying more attention to the undercurrents of real estate chatter among those we trusted in our circle (even those in denial as a red flag) rather than go any traditional route with real estate people or banks who had already screwed us along the way; (3) getting up the courage to get out and sell despite the pinch to our pocketbook and opt for renting instead as the demand for taxes on the property began to be an issue (when it never was before) and services in the community itself were starting to collapse entirely including police, EMS; and (4) gauging the scary rate of abandoned properties (homes, businesses high end and low and everything in between) in the entire county in which we lived - not only our immediate surrounding area. The pain avoided, therefore, was losing our shirts, and sanity by staying stuck while waiting for the sky to fall out of fear. Patrick's advice was the key, and braving the storm was a 'far, far better thing than [we] had ever done before, and [we] are in a far, far better place than [we] have ever known." (quoting in part from "A Tale Of Two Cities" by Charles Dickens). PS I have no idea what that huge pic is doing on this page, sorry about that.
