I had noticed there was an open house nearby so I decided to take a walk. The agent Roya was by far the most up front out of the three open houses I have looked at. She commented on how the HOA should clean up more, the owner doesn't want to make improvements because he has lost so much money already, and my PMI would be $200 a month on 'this place'. 'Isn't PMI bankrupt I ask?' She kinda chuckles and says isn't everyone?
The complex and the condo just had the worn, dirty, run down feeling to it. The carpet was new but cheap, I didn't like the brown color. Someone had broken the door off the oven, it was just dangling there. The new bath fixtures put on top of the 12 X 12 tiles installed on the bathroom counters just added to the feeling of desperation. Cobwebs and dust bunnies could easily be seen everywhere. The living room balcony looks directly at the neighbors barbeque on their balcony, no more than 20 feet away. 3 large bedrooms though, nice layout.
